Brook Taverner Secures New Guildford Store as Retail Expansion Continues

Leeds-based National law firm Clarion has advised British menswear retailer Brook Taverner on its new store acquisition at 76 High Street, Guildford, supporting the brand’s continued programme of selective expansion across the UK.

Brook Taverner, the British menswear retailer known for its tailoring, shirts and smart casual clothing, has secured a new store at 76 High Street, Guildford, as part of a continued programme of selective expansion across the UK. National law firm Clarion acted for Brook Taverner on the grant of the lease, as well as the agreement for the lease and license to alter.

The Guildford opening marks the latest step in a period of sustained growth for the brand. In 2025, Brook Taverner opened two new stores in Horsham and Canterbury, both chosen for their strong footfall and communities with a track record of supporting their high streets. A further opening is planned for Ambleside in August, underscoring the brand’s confidence in physical retail as a long-term growth driver.

Brook Taverner reports consistent growth over the past two years, with like-for-like store sales performing strongly alongside a growing online channel. The business operates an omnichannel model in which stores play a central role in customer acquisition and retention, with each location given the autonomy to tailor the in-store experience to its local demographic.

The brand has also observed a shift in customer behaviour, with shoppers becoming more considered in their purchasing decisions and placing greater emphasis on quality, fit and longevity. Brook Taverner reports continued strength in tailoring and occasion wear, driven by weddings and formal events, alongside sustained demand for smart casual clothing as workplace dress codes evolve.

Oliver Campbell, Retail Director at Brook Taverner commented: “We see physical retail very differently to the prevailing narrative. Well-run stores in the right locations remain highly profitable, and our customers value service, fit advice, and the ability to see and feel the product. The challenges facing the sector have, if anything, created opportunities to secure better locations on better terms and Guildford is a perfect example of that. Having the right advisory partners in place like Clarion, has also been instrumental to executing these opportunities efficiently and with confidence.”

Clarion advised Brook Taverner across all stages of the Guildford transaction, from the agreement for lease through to the licence to alter, ensuring the terms of the deal worked effectively for the brand while protecting the interests of all parties involved.

The firm advocates for early legal involvement in retail property transactions, particularly at the heads of terms stage, where issues around repair liability and other key obligations can be identified and addressed before they become costly problems further down the line.

Simon Young, Partner in Clarion’s Commercial team said: “Advising on retail lease transactions requires a clear understanding of both landlord and tenant priorities. Early legal involvement can help streamline the process, reduce costs, and support the development of strong, long-term relationships between parties. It has been a pleasure to support Brook Taverner at such an exciting point in their growth journey, and we look forward to continuing to be part of that story as they expand their presence across the UK.”

Grace Allison, Senior Associate in Clarion’s Real Estate team added: “Brook Taverner has been fantastic to work with throughout these transactions. Their team is collaborative, commercially focused and clear in their objectives, which made the process both efficient and straightforward.”

With Guildford now secured and Ambleside set to open later this summer, Brook Taverner has confirmed that its UK expansion will continue into 2026 and beyond, alongside further investment in its digital platform, customer data capabilities and US proposition.
