Leading Sheffield commercial property law specialist Mason Thomas Law has supported the owners of a new £500,000 indoor padel centre in Clay Cross, Derbyshire, with the commercial lease arrangements for their first business venture.
Cross Padel is the first business venture for husband and wife team Oliver and Jenny Davies. The new padel facility features five panoramic glass courts with run-off areas, alongside a café bar and changing facilities.
The couple have taken a 10-year lease on the unit and overseen its transformation into a purpose-built sports and leisure facility. A mezzanine within the building is also home to Mood, a Reformer Pilates studio, creating an additional fitness offering at the venue.
Following a recommendation by the building’s landlord, Roe Developments, Mason Thomas Law supported Oliver with the negotiations for the main lease and an additional sublease for the Pilates studio.
Oliver said: “I had been trying to manage the process myself, but once Mason Thomas Law became involved, the legal aspects of the commercial lease started to make sense, and everything began moving forward.
“It is the first commercial property I have leased, and the arrangements were more complicated because they included a sublet. Cathy Mason was extremely supportive. She took control of the legal process and helped us get everything over the line.”

Cross Padel capitalises on the growing popularity of the racket sport. According to the Lawn Tenis Association (LTA), padel is one of Britain’s fastest-growing sports, with participation increasing from just 15,000 players in 2019 to more than one million in 2026.
